New Construction | 16 Unit Multifamily Building
N16 Apartments

A bold new elevated brick design is proposed for the Nicetown-Tioga neighborhood of North Philadelphia. As the demand for affordable housing rises, this new sixteen-unit multi-family complex is aimed at accommodating these needs while also offering its tenants everyday comforts that are rare in an urban environment. The building’s shape and orientation were planned to create a long facade at the building’s side elevation to accommodate large windows and an outdoor balcony for each unit. The access to light at air for these balconies will be preserved and protected from the adjacent site’s future development
As you approach the front of the building, a floating facade of open brick patterns and glass appears weightless with its second story cantilevered over tenant parking spaces The primary building entrance is highlighted by a pillar of full height glazing that touches down into a landscaped entry courtyard. The contrasting side elevation of wood siding runs the length of the building with staggered pockets of recessed balconies, as mentioned before. In addition to their own private balcony, tenants can enjoy additional outdoor spaces such as a communal roof deck and a rear yard landscaped garden filled with native plants and trees.
